Greenstreet, along with Anderson + Bohlander, was retained by Riley Area Development Corporation to develop a plan for the legacy industrial corridor along Massachusetts Avenue just northeast of the Mass Ave Cultural District in Downtown Indianapolis. The project was funded LISC as one of their focus corridor initiatives, with the goal of creating a near-term plan for redevelopment of industrial properties in the area and for supportive infrastructure concepts to keep the area competitive for new light industrial and small manufacturing operations. The plan includes an overview of existing conditions and the market, followed with analysis and a series of recommendations that range from developing relationships among the business community, developing branding and way-finding to help market the area, and strategies for developing new innovation and makers space. Greenstreet developed a targeting economic development strategy, and identified barriers and cost differential with similar suburban greenfield sites.
A three-year phased work plan recommends goals and near-term possibilities for attracting tenants, galvanizing support from landowners, and aligning with the City’s infrastructure improvements. Currently, key buildings are attracting new tenants and are being repurposed, while new trail improvements in the area continue to enhance connectivity and livability.
