Saint Clair Place Housing Strategy

As part of the Indianapolis bid to host the 2012 Super Bowl, commitments were made to develop a new practice facility at Tech High School and to take on the complete revitalization of the adjacent Saint Clair Place neighborhood. After completing the planning phase in early 2010, Greenstreet was retained to conduct a market analysis and positioning strategy to inform the product type, sales price, and expected absorption rate for the redevelopment effort.

Greenstreet studied local demographic and psychographic trends, potential target markets (cross-referencing NSP standards and affordability ratios), demand drivers, inventory, sales trends, area housing comparibles, and brokers’ opinions of the marketplace. In approximately three months, Greenstreet delivered a complete demand and supply analysis, final recommendations, a market positioning strategy, an overview of appropriate marketing strategies, specific drivers of sale price and a detailed product description.
